The Western New York market is extremely competitive and multiple offers are often the norm. You will want to position yourself to have the "Best Chance" to get your offer accepted, and that's where having the best agent to represent you comes in. Many of the buyers Holcberg Ltd works with have been referred by friends & family who have previously worked with our firm. You may or may not choose to work with a Holcberg Ltd broker or agent. In either case we offer a few suggestions for 'homework'!

1. Get pre-qualified to know what price home you will be looking for. You may not choose to spend that amount, but you certainly don't want to fall in love with a home that exceeds your price range. We recommend you start with the bank you currently have a relationship with. They value your business and will do their utmost to competitively meet all your banking needs. This can usually be done quickly & over the phone.

2. At Holcberg Ltd we prefer early in the process to sit down with our buyers, discuss what perfect in a new home might be, what are must haves and what are would likes. If you currently own a home or think you don't have enough cash, we will explain the options that may be available to you so that you can buy the home you want. We will review with you what the homes in the area you are interested in are selling for. Then put your wishlist into our data base and, as soon as a home that seems to fit the bill comes on the market, either through Holcberg Ltd or any other firm, we will get you in!

3. Be prepared to respond quickly when we call to let you know a home we think fits your needs comes on the market. Sometimes it happens very quickly, sometimes it takes time. When you see the home you want, you will have to act quickly. That's another reason for doing your 'homework' early on in the process.

4. There is a distinct psychology in putting the right price on a property. Are you the lone bidder, are there multiple offers, where are the other offers coming from, what terms and conditions would be appealing to the seller...While we cannot guarantee that your offer will be accepted, we will give you our best professional advice and provide for you whatever information and documentation you need to make the right decision. We take pride in our well honed negotiating skills and the positive results we typically bring.

5. Everybody knows somebody who has a real estate license. That's just not enough. What you want in a real estate broker or agent is someone who is responsive, knowledgeable, professional, ethical and skilled.
